Beverly Woods and Sharon Woods were built by the same wave of post-war expansion, out of the same brick, on the same generous lots. Anyone touring one will tour the other, and most buyers struggle at first to articulate the difference.
The difference is position and pace. Beverly Woods sits further along the Park Road side of the map, which trades a few minutes of SouthPark proximity for a somewhat lower price per square foot and a slightly slower rate of teardown activity.
Setting and streets
The neighborhood spreads along the Park Road corridor with interior streets that are flatter and more open than the rolling sections of Sharon Woods. Sidewalks appear in some sections and not others, and traffic on the interior is light.
Park Road Shopping Center, the Park Road Park athletic fields, and the Woodlawn and Tyvola commuting routes are all close, which makes the neighborhood convenient in a different direction than Sharon Woods — less toward SouthPark, more toward the Park Road spine and I-77.
Housing stock
Brick ranches dominate, generally 1,700 to 3,000 square feet as originally built, with split-levels and modest two-stories mixed in. Renovation is widespread; full replacement is less common than in Barclay Downs but increasing.
For a buyer whose plan is to renovate rather than rebuild, Beverly Woods and Sharon Woods present nearly identical opportunities — original hardwoods, solid framing, and floor plans that respond well to opening the rear of the house.
